PROFESSIONAL BROCHURES: Within hours after receiving your signed listing contract, CJ prepares and prints a professional color brochure. Thanks to her sophisticated desktop publishing facility and extensive graphics background, all of her printed materials have a distinctive look which is immediately recognized by agents throughout the Westside. She makes a point of having brochures for all of her listings available at each of her open houses. Additionally, the brochure is placed in each properties' exterior brochure box.

ON THE INTERNET: CJ was a forerunner in recognizing the potential that the internet would play in marketing real estate. Her first real estate web site went on-line in 1996 ... one of the first real estate web sites (including large companies) in the US. In 2000, her second-generation web site was awarded second place in the country for all real estate web sites by the National Realtor's Association Because of its longevity and extensive up-to-the-minute content, CJ's web site places at or very near the top in search engine results for the community of Venice and Venice real estate. In addition to her personal site, all of her property listings, along with up to up to 50 photos, are immediately input to,, and many other national real estate sites.

Email Listing Announcement


EMAIL: As soon as she receives a new listing, CJ sends out a personalized email announcement with an open house invitation, description, photos and a downloadable brochure of the property. CJ's email data base includes over 1500 potential buyers and over 1200 local real estate agents. CJ also publishes a monthly email newsletter "Venice Style" in which she features her monthly Venice market report along with real estate articles, local news and events as well as promoting her listings.

Post Cards and Property Mailers


DIRECT MAIL: CJ designs a distinctive color post card announcing each of her new listings which is mailed to her data base of over 1500 Venice owners and renters, past and present Venice clients.

PROPERTY SIGNS AND BROCHURE BOXES: Immediately CJ's distinctive Venice Beach Living for sale sign is placed on your property along with a brochure box containing the property brochure.

MULTIPLE LISTING SERVICE: Your home is immediately listed on the Multiple Listing Service which maintains an on-line computer network, available to both its members and buyers searching for homes, with photos and descriptions of all listed properties. CJ personally submits multiple photos along with the descriptive elements of your home the day she receives your listing to insure that you have immediate representation on the MLS.

SUNDAY OPEN HOUSES: CJ recommends Sunday open houses about once a month. As a rule, she personally sits all of her opens. Brochures of all of her currently available listings are displayed at each open house. Email invitations are sent to her client and agent data base and all of her open houses are advertised in the LA Times, Argonaut, MLS Open House Guide, and on a wide variety of web sites.

AGENT PROMOTION: CJ creatively markets her listings to other agents through broker open houses every 4 to 6 weeks, by advertising in the MLS Open House Guide and with creative email announcements. She schedules a broker's open house for the first Tuesday after receiving a listing. CJ is known for the great food that she serves at these events ... serving lunch encourages great attendance and agents tend to linger and absorb the property, making them more inclined to remember the perfect client for the property.

PRINT MEDIA: CJ personally runs display ads on her listings in the At Home section of the Argonaut, the local weekly newspaper serving the Venice community. She also personally promotes all of their open houses with a photo ad in the Saturday/Sunday LA Times Homes & Open Houses; plus, she list all of her Sunday opens in the Open House sections of both papers. Professional press releases, including photos, are submitted to both the Argonaut & the LA Times.
