BEACH
 
         
  Venice is on a southwest facing beach, well protected within the Santa Monica Bay and flanked by breakwaters at Marina del Rey and Santa Monica. The wide white sand beach stretches for 1.5 miles. Along the beachfront there are some spectacular residential properties at the south end. Further north the beachfront becomes predominately commercial ... known as the Venice Boardwalk and recognized as one of Southern California's largest tourist attractions. The very northern end becomes residential again.    
         
 
 
         
    The beach area houses an active young and young-at-heart group who enjoy the beach ... jogging, roller blading and biking on the bike path and boardwalk that fronts the beach, socializing with neighbors while walking their dogs, or just lazing on the sand.  
         
 
 
         
  Just behind Ocean Front Walk is a delightful neighborhood of charming walk and drive streets, each one or two blocks long, extending away from the beach. Many of Venice's original early 1900's homes are along these streets ... some of them beautifully restored ... some still waiting for much-needed TLC. A few very contemporary new homes are scattered throughout. There are many small multiple family dwellings, most two to three units. The North Beach section is somewhat higher density with a few 20 to 30 unit buildings which have no parking.    
       
     
         
 
 
         
  Most of the lots in the beach neighborhood are small, averaging around 30 wide by 90'-120' deep. The zoning is predominately a multiple-residential zoning. Combining of more that two lots is only allowed with a hardship exemption, which precludes large apartment/ condo complexes. There is very little vacant land remaining; the emphasis is on restoring and enlarging existing homes and, to some degree, tearing down the old to make way for new. Prices for beachfront residential properties begin at around $2,500,000 and go to over $4,000,000. Along the walk streets small 2 bedroom homes and smaller multiple dwellings start at over $1,400,000. Larger homes and units sell from $2,000,000 and up.
