VENICE REAL ESTATE MARKET UPDATE MARCH 2009 VENICE SALES
Sales are for all of Venice and do not necessarily represent sales of CJ & Jay Cole. Information is compiled from DataQuick and the MLS/CLAW. Sources are deemed reliable; however, no representation of any kind is made as to its accuracy. HOW DOES THIS COMPARE ??? Four single family home sold in March as compared to February's six sales and five for March, 2008. The total sales dollar volume and the average sale price decreased from February. The average price per square foot increased. The Multiple Listing Service statistics as of April 15th show Venice listing inventory decreased by 14 since last month to 112 active single family homes for sale. The average days on market for the current listings increased to 95 days from 81 days a month ago. Of the 112 current listings, 45 (40.2%) are listed below last month's average sale price of $1,199,500 and 67 (59.8%) are listed above that average sale price. The average list price for the active listings is $1,702,610 ... 41.9% above March's average sale price. Currently 22 single family homes are in escrow (average days on market is 68). This is a significant increase over 10 homes a month ago.

FREE HOME BUYER'S FAIR THIS WEEKEND Thousands of potential home buyers are expected to converge this weekend for the Southern California Home Buyer’s Fair at the Los Angeles Convention Center in downtown Los Angeles. Sponsored by C.A.R. and the “Los Angeles Times,” the second annual Southern California Home Buyer’s Fair is open from 10 a.m. to 5 p.m. Saturday, April 18, and 11 a.m. to 4 p.m., Sunday, April 19. The event is free to the public. In addition, the first 200 attendees each day will receive a free movie ticket (one ticket per person). The Fair features more than 50 educational “how-to” seminars designed to help home buyers navigate today’s real estate market with confidence and peace of mind.
