VENICE REAL ESTATE MARKET UPDATE
6-YEAR VENICE HOME SALES ANALYSIS SHOWS MARKET IS TRENDING UPWARD ...
2010 year-to-date single family home sales statistics are showing an definite upturn in all the comparison data that I maintain. I compared the annual figures for each and every one shows an increase in this year-to-date figures as compared with the previous years. Below are four graphs that distinctly show the trend.




APRIL SALES STATS DIP VS PREVIOUS MONTH ...
Eleven Venice single family homes closed escrow in April ... down 45% over the preceding month; however, up 57% over the number sold in April 2009. The April average sale price decreased about 7% as compared to March's figure. The price per square foot decreased by 9.7%. All of the April figures were above April a year ago except the average selling price.
According to the Multiple Listing Service, over the past 4 weeks, the number of active single family listings (as of May 25th) increased by 4 to 80; and the number of homes in escrow increased to 41 (7 more than a month ago). There was a significant decrease in the days on market for active listings and a slight decrease for pending listings. DOM for active listings decreased 23.2% to an average of 63 days; DOM for listings in escrow increased 4.9% to an average of 64 days.
The average list price for the active listings decreased slightly from last month to $1,584,114. Of the 80 current listings, 23 (28.8%) are listed below April's average sale price of $1,028,773 and 57 (71.2%) are listed above that average sale price. The average list price for the homes in escrow is $1,028,902 ... the same as April's average sales price and 35% lower than the average list price of the active listings.
