HOW DOES THIS COMPARE ???

August showed a dramatic decline in the number of properties sold in Venice as compared with a year ago. However, the average sales price and the average price per square foot remained fairly stable.

The Multiple Listing Service Venice inventory is still very high with 83 active single family homes for sale as of August 26th ... down five from a month ago. The average days on market for the current listings has decreased to 73 days as compared to 80 days a month ago.

So far in 2008, 99 single family homes have sold (average days on market was 64 days ... a little less than last month); 22 are in escrow (average days on market was 77) and 129 listings have been taken off the market without selling (average days on market was 111).
